BUILDCHECK · PRE-PURCHASE BUILDER REPORTREF BC-2026-SAMPLE

A builder's quote tells you the price. The public record tells you the pattern.

SubjectBuilder background — residential
Prepared byA researcher, not a script
SourcesLicences · tribunal decisions · court actions
VerdictsNone. Ever.
Our position, plainly stated We don't rate builders. Ratings are how you get sued. The report lists risk factors in plain words with citations. Your conveyancer converts them into contract checks. Anyone selling you a "trust score" for a builder is selling you their legal exposure.

EXCERPT — SAMPLE REPORT BC-2026-0000Synthetic data

Illustrative excerpt. Real reports name the real builder, cite the real records, and link every source.

Finding 1 — Licence class reduced, March 2024.
Contractor licence 123456C: building work class removed following tribunal proceedings; carpentry class retained.
Source: NSW Fair Trading public register, checked 12 Aug 2026 · NCAT decision [2024] NSWCATAP 000 (published)
Allegation (not a finding) — unfiled complaint, 2025.
One consumer complaint lodged but not determined. Listed separately because an allegation is not evidence.
Source: complainant correspondence provided by client — unverified, kept distinct from findings

Risk band: ELEVATED — subject to legal review

Risk banding is applied only after legal review and describes the density of cited risk factors — never a verdict on the builder.

INSIDE THE REPORT

Six chapters. Open each to see what it covers and — just as important — what it doesn't.

  1. 01Licence & registration history
Current and past contractor licences, classes held, suspensions or cancellations on the public record. Every entry cited — licence number, register, date checked.
  2. 02Published tribunal decisions
NCAT and interstate tribunal decisions that are published. What was claimed, what was found, what was ordered. Only published decisions appear as findings — we say what we searched and what the limits are.
  3. 03Court actions
County, district and supreme court actions naming the builder or related entities, from public court records. Filed vs. decided is kept explicit — a filing is not a finding.
  4. 04Directorships & related entities
Current and former directorships, phoenix-activity markers, and related entities from ASIC's public registers. Patterns across entities, stated as patterns — not accusations.
  5. 05What we searched (and didn't find)
The full search log: registers checked, date ranges, and nil results. Absence of findings is not a clean bill of health — unreported disputes don't appear in public records.
  6. 06How to use this with your conveyancer
The report ends with concrete next steps: which findings to raise, which contract clauses they map to, and which questions to ask before you sign. General information — your conveyancer gives the advice.

Banned vocabulary

  • We never call a builder "dodgy", "shady", "cowboy", "rogue", "reputable" or "trustworthy" — including in marketing.
  • We never say "instant", "live lookup" or "automated verification". Researcher-compiled from cited public sources; turnaround confirmed before launch.

THE HONEST BIT

  • Researcher-compiled from cited public sources — never instant, never automated, turnaround confirmed before launch.
  • Findings, allegations, and complaints are kept separate. Only published decisions appear as findings.
  • No verdict labels — not 'dodgy', not 'reputable', not anything in between. Risk factors only.
  • NCAT publication limits apply; absence of findings is not a clean bill of health.
  • Risk banding is subject to legal review. Corrections: five-business-day SLA.

QUESTIONS

How is this different from reading reviews?
Reviews are opinions with no citation. A BuildCheck report lists licence history, tribunal decisions, and court actions — each with its source, so your conveyancer can verify every line.
Do you call builders good or bad?
Never. We don't rate builders — ratings are how you get sued. The report lists risk factors in plain words; your conveyancer turns them into contract checks.
What can't you see?
NCAT doesn't publish every decision, and unreported disputes don't appear in public records. The report says what was searched and what the limits are — absence of findings is not a clean bill of health.
How fast is a report?
Turnaround is confirmed before launch — we won't invent a number here. Every report is compiled by a researcher, not generated on the spot.
What if something in my report is wrong?
Email hello@example.com. Corrections are reviewed within five business days, and verified corrections are issued to every recipient of that report.
